There are 3 king size beds and two twin size beds in this large 4 bedroom home, Situated in the heart of the Briarwood gated community, this villa is only 10 mins to downtown Naples and all that 5th Avenue has to offer and only a short distance to the clubhouse with tennis courts, basketball, 2 community pools and child's play area. Comforts include several tvs throughout the home, free long distance calling in the US & Canada and very low International rates, plus free WiFi Internet access for all guests! Outside, the secluded lanai is the perfect place to dine and relax whilst watching the wildlife on the lake, or sipping a glass of wine from the spa!

  We had a great trip and enjoyed the house very much. We especially loved the set up. In addition to a nice master bedroom and bath, there were two other bedrooms with king size beds and their own bath, essentially in their own suite. Worked out perfectly for our family of 4 that includes 2 college aged children.
  The house was very clean. And we loved the pool and hot tub. The neighborhood is safe and has great sidewalks for morning walks.
  The only thing I would like to see in the house is a bit of laundry detergent. Since we were supposed to wash beach and bath towels prior to departure, we had to buy it and it’s hard to find a small quantity and not something we want to bring home when traveling by air.
  We would 100% rent the home again.

  We always stay in Marco or Cape Coral however we have always wanted to stay in Naples and this was the perfect place to stay. First of all the house was very clean which is important to us. Everything was as it was suppose to be....there were no surprises. The location.....excellent. We felt safe and the neighbors and residents in Briarwood were extremely friendly amd welcoming. Everything from check in to departure was simple thanks to the app. We spent a lot of time outside on lanai and in the pool. We were located close to just about everything......nothing was an inconvenience or a far drive. We had a great peaceful time and appreciate the great condition of the property.

  This house is well equipped with linens, pool floats, and private sleeping quarters. We shared with neighbors and grown children and everyone had plenty of private space. If I could make any suggestion, it would be to check the drains, one of the showers has a slow drain. The pool and hot tub were great and the view is beautiful!

  The location was good but hard to reach h anyone once there. Recommend all renters read the pamphlet thoroughly when you get there especially about garbage pickup. Seems like a lot of hidden fees if you are not aware.
  3 good beach chairs so if you have more in your party you'll need extra chairs. They did supply a ton of beach towels.
  On the whole it was a nice home, seemed smaller then photos but 3 separate bedroom wings for privacy.
  I'd give it 3.5-4 stars.

  My family was celebrating my husband’s 70th birthday with our 2 daughters, their husbands, and our 6 year old granddaughter. This was the perfect house for the 7 of us. Each couple had a private king room with bathroom, and my granddaughter had her own room with 2 twin beds. The house was exactly as the pictures showed. The home was extremely clean. We loved the pool and jacuzzi overlooking the peaceful lagoon with fountain. We all went on a shelling cruise out of Captiva. My husband and sons in law went deep sea fishing with Pure Florida. We went 40 minutes south to the Everglades for an air boat ride. Any interaction with staff was professional and satisfactory. The gate attendants were friendly and helpful. We will be back!

  We very much enjoyed our stay in this property. The outdoor space with the pool was large and relaxing. There was grocery and other shopping close by, and it was convenient to the ocean and for travel in the area. The property was clean and well-maintained, and a glitch with the AC was taken care of very quickly even though it was Sunday. It was a great place from which to explore the area, then relax in the evening by the pool.

  We returned to Briarwood as a family after 15 years and have not been disappointed. The whole community is very well kept and the house extremely comfortable.
  
  We have stayed in many rental houses over the years in multiple US locations. Our stay at 1116 Tivoli has been superb.
  
  That said, compared to other houses we have stayed in sharing some areas for improvement:
  
  - it was disappointing that some cheap but essential provisions are not provided (eg additional toilet rolls or washing powder, despite receiving CNE messages saying we had to wash towels etc). Minor overall, but could be improved.
  
  - for the number of people who could stay at this house, more comfortable outdoor furniture is required
  
  - whave also rented many houses with pool tables or table tennis tables, but improvised this time using a sheet of mdf set up in the garage - this works well!
  
  - the CNE app and email comms were good, however, very generic and not personalized. During our entire stay we had no direct contact asking if all ok or any issues (either by phone call or personal email)

  Great location in a secure quiet gated community,close to central Naples, and easy access to I-75 as well as beaches just 15 minutes away. The house is spacious with 4 well planned bedrooms with 3 king size beds and 2 twins. The living and dining area is perfect for gathering for conversation and games.The large patio doors open fully to bring the outside in...just perfect. The pool is heated to a comfortable 85 degrees and the spa wonderful at 104 degrees. We used the pool was hard to leave this lovely home because we had such a wonderful stay.   This house was clean and in a great location. The pool overlooking the lake was nice. Nice pool starting at 3 ft or so gradually up to 6 ft.
  
  Beds have had some wear. Could use some more hooks or places to hang towels inside. Also a crockpot would have been nice in the kitchen.

  Before we booked the house we had a lot of questions that needed to be answered really fast, because this property was not the only one we liked. Nicole answered all our questions so fast - even on the Weekend - that the descision could only be CNE. Nicole and her beautiful family were so helpful while we stayed there. They came around to bring us a pack and play for the baby and asked if we would need anything - in the end all our wishes have been absolutely fulfilled.
  The property is nice and comfortable with enough space to enjoy your vacation. The whole Briarwood area is nice for running, cycling and easy to reach from Radio Rd or Livingston.
